Rental Payments

Your rent is due monthly in advance. To assist you in making rental payments easier, rent can be paid either by check, bank deposit, or online via Venmo. If at any time you are unable to make a rental payment, please make immediate contact with your Property Manager on or before the due date.

Security Deposit

The Security Deposit is paid at the beginning of your tenancy and is held as security against any damage or undue wear and tear. The Deposit will be refunded promptly after you vacate, provided the property is left in primarily the same condition as when the tenancy agreement commenced (allowing for fair wear and tear) and there are no other monies owing. An inspection will be conducted at the end of any tenancy to ensure that the property condition is acceptable so that your Deposit can be refunded. A condition report will also be given to you for your comments at the start of the tenancy to ensure that you are protected against any false claim by the landlord.

Periodic Inspections

During the course of your tenancy, the premises will be inspected periodically by Red Stone Realty after a minimum 7 days notice has been given to you. These inspections are to check on how the property is being maintained and to see what routine maintenance may be required.

Keys

A duplicate key to most of our properties is retained by Red Stone Realty for emergency access. Under special circumstances, and on producing identification, the keys can be borrowed during office hours but must be returned before close of business the same day. No service is available out of office hours or on public holidays.

It's therefore advisable, that you also make private arrangements regarding the location of a spare key, should you inadvertently lock yourself out. Locks may only be changed after first obtaining permission from Red Stone Realty or the Landlord, and then on the strict understanding that you supply us with a spare set of keys within 24 hours. Remember, it is in your best interests to ensure that we have a copy of keys to the property.

Insurance

We strongly urge you to insure your personal possessions against any loss, damage or theft. The landlord has no obligation to insure your personal belongings and cannot be held responsible for any damage that might occur.

Electricity, Gas and Telephone

It is each tenants’ responsibility to have the appropriate account placed in their name(s) and then to arrange to have a meter reading prior to moving in or vacating the premises. You can ask your Property Manager for information on who to contact to arrange these connections for you.

Repairs and Maintenance

All requests for repairs are to be be submitted online using the Maintenance Request Form. It is important that you provide as much detail as possible with any request so that the repair can be carried out quickly for you.

Only emergency repairs will be accepted by telephone

All repairs are attended to as promptly as possible, however, it is often necessary to obtain the Landlord’s approval and/or quotes before any work can commence, so unfortunately a delay is sometimes unavoidable.

If any firm arrangements that we have made regarding access for any tradespeople are not kept by you, the service charge for calling the tradesperson will be automatically passed on to you for payment.

Lawn and Garden Maintenance

Unless stated as a special condition in your Tenancy Agreement, all lawns and gardens are the tenant's responsibility.  Tenants are required to keep the yard litter-free and provide for all lawn care in accordance with neighborhood standards.

Termination of the Tenancy Agreement

Your Tenancy Agreement is a legal and binding contract, providing protection for both you and the Landlord. The Tenancy Agreement can be terminated by you in the following ways:

  • Thirty (30) days written notice is to be given to your property manager should you wish to vacate the premises on the day your fixed term lease ends.
  • Once the fixed term agreement has expired, you may continue living at the property or you may vacate. Thirty (30) days written notice must be given to your property manager prior to vacating.

If, however, unforeseen circumstance arise and you have to vacate prior to the expiration of your Tenancy Agreement, please contact your Property Manager immediately and we will endeavour to find another suitable tenant. However, you will still be responsible for the rent until another suitable tenant is found as well as all fees that are incurred by the landlord in relation to the re-letting

How Do I get My Security Deposit Back?

Ensure that you have left the property in a clean and tidy condition and as per the requirements of your Tenancy Agreement. This generally means that there should be no trash left behind and the gardens and lawns neat. Internally the walls, doors, windows and ledges, kitchen and bathroom should be clean, and carpets commercially cleaned.

  • Damage: If you have caused any damage you need to have this repaired at your cost, to a good standard. For any outstanding damage which is considered to be your responsibility and that has not been repaired by you will be taken from the Deposit.
  • Rent arrears: Ensure there is no overdue rent owing.
  • Final inspection and refund: Your Property Manager will carry out an Final Inspection. This will be done soon after you have vacated the property and the keys have been returned. If the inspection is satisfactory, your Property Manager will issue a refund of the Security Deposit. .

Please Note: Rent is payable until the keys are returned.
